Construction is currently in progress on the southern side of Moccasin Wallow Road,located approximately 1.5 miles east of Interstate 75, to develop a new community named Seaire (pronounced as “sea air”).
The developer of this project is Metro Development Group, a privately-held company based in Tampa founded in 2003.
Nonresidents are welcome to visit Mirada’s lagoon. Daily passes for visitors are priced between $10 to $45 per person, depending on the season.
According to John Afflebach, the marketing director of Metro, no Seaire resident will ever be refused.
The initial stage of development will feature 1,939 homes spread across 600 acres of the 1,555-acre property previously referred to as Parrish Lakes.
According to a previous report by the Bradenton Herald, Parrish Lakes is a development project that dates back to 2009 and was put on hold due to the impact of the Great Recession.
The second phase, scheduled to commence in 2025, will encompass constructing 1,360 residential properties.
According to the Manatee County Property Appraiser’s website, Hawk Parrish Lakes LLC,located at the same Tampa street address as Metro Development Group,purchased the property for $37.8 million in February 2022.
Seaire had previously announced Lennar, Biscayne Homes, D.R. Horton, and Dream Finders Homes as the builders for their project.
According to Afflebach, the sale of lots may commence within the initial quarter of 2024.The prices of these lots may vary between the high $200,000s to more than $1 million.
The areas of Parrish-North River and Lakewood Ranch in Manatee County are experiencing the highest growth rates.
According to John Osborne, a former planning official in Manatee County, in 2015, around
23,095 housing units were either already approved or in the process of being approved
in the North River-Parrish region.
The figure has probably increased since the estimation made in 2015.
According to developer John Neal, the population of North River Ranch, the biggest master-planned community in the Parrish area, may reach 28,000 by the end of the next decade. Mirada is the third lagoon created by Metro Development Group and Metro Lagoons. Their initial lagoon was opened in 2018 in Epperson, a community in Pasco County, and was the first of its kind in the United States.
Mirada, a home sales company that began operating in 2020, has successfully sold over 1,200 homes to buyers from cities like New York, Chicago, and Atlanta.
The Metro Development Group plans and develops lagoon communities in Pasco, Duval,and Osceola counties. These projects are in various stages of completion.
Metro says their lagoons require significantly less chemical products and energy than
standard swimming pools. Specifically, they use up to 100 times fewer chemical products
and 50 times less power.
According to the company, their golf courses meet the most rigorous water quality standards and use up to 30 times less water than a standard 18-hole golf course.
Metro has launched its second project in Manatee County called Seaire. The first project,Glen Creek, is located at 2355 26th Ave. E. and is situated across the street from Mixon Fruit Farm. The homes in the gated community at Glen Creek are priced from the high $300,000s.
